Brian's Marketing Plan

1. Home Staging. I will visit your home to help you prepare your home to sell for top dollar! I will use my extensive experience with Builder's model home staging to help show your home at it's best.

2. Marketing Analysis.   Using MLS data I will show you homes similar to yours that have sold and those that are on the market to determine the best list price.

3. MLS. Your home will be listed in The Ann Arbor Area Board of REALTORS Multiple listing system as well as the Real-Comp system. Most homes are sold by REALTORS through these systems! I offer a 3% commission to the agent that brings the buyer to the transaction.

4. REALTOR.com. Your home will be listed on my website as well as REALTOR.com. As with every other business the Internet has changed the way homes are bought and sold. 90% Of the Internet calls I receive are generated form REALTOR.com

5. Mlive. Your home will be featured on the www.Mlive.com 

6. Agent Feedback. After showings I will contact the agents and get feedback from the potential buyer.

7. Negotiation. When an agent presents me with an offer on your home I will determine your net proceeds from the sale and recommend a strategy for responding. I have negotiated over 500 contracts for Guenther Building Company and in most cases I am able to raise the offer by 5-10% from first offer to final contract.

8. Handling the details. Once the contract is signed I will coordinate all the inspections, appraisal, title insurance, contingency removals and preparation of the closing package.
